These Terms govern your use of joanndavishomes.com and the referral service offered by Joann Davis, a licensed real estate agent affiliated with Keller Williams Realty in Kansas City, Missouri. By using this site or submitting a form, you agree to these Terms.
Joann Davis Homes is a real estate referral service. When you submit an inquiry, we learn what you need and introduce you to a licensed real estate agent in your destination market whom we believe is a good fit. That agent, not Joann Davis, represents you in your transaction.
You are never charged a fee by us. We are compensated by the receiving agent, who pays a referral fee out of their commission if and when your transaction closes. This does not increase what you pay.
You agree to provide accurate information and to submit only your own contact details, or details you are authorized to submit. Do not use this site to submit false information, to send automated or bulk submissions, or for any unlawful purpose.
If you are a licensed real estate agent submitting the agent referral form, your submission — including the referral fee percentage you enter and your typed signature — is intended as a binding referral agreement between your brokerage and Joann Davis’s brokerage, subject to the terms shown on that form. A copy is provided to Joann Davis and to her Keller Williams Market Center broker for documentation.
Client contact details you submit must be provided with your client’s knowledge. We will not send text messages to a client whose number was entered by an agent unless and until that client separately opts in themselves.
If you check the SMS consent box, you agree to receive text messages from Joann Davis Homes at the number you provided.
Consent to receive text messages is optional and is not a condition of any purchase, referral, or service. You may decline and still receive everything else we offer. See our Privacy Policy for how we handle your mobile number.
The content, design, and materials on this site are owned by Joann Davis or used with permission, and may not be copied or reused without written permission.
This site and the referral service are provided “as is,” without warranties of any kind, express or implied, to the fullest extent permitted by law. We are not responsible for the acts, omissions, advice, or performance of any receiving agent or third party to whom you are referred.
To the fullest extent permitted by law, our total liability arising out of or relating to this site or the referral service will not exceed the amount of any referral fee we actually received in connection with your transaction, and we will not be liable for indirect, incidental, consequential, or punitive damages.
We conduct business in accordance with federal, state, and local fair housing laws. We do not refuse, limit, or steer any referral on the basis of race, color, religion, sex, disability, familial status, national origin, or any other protected class.
These Terms are governed by the laws of the State of Missouri, without regard to its conflict of laws rules. Any dispute will be brought in the state or federal courts located in Jackson County, Missouri.
We may update these Terms. Changes take effect when posted, and the effective date above will be revised.
