This Privacy Policy explains how Joann Davis, a licensed real estate agent affiliated with Keller Williams Realty in Kansas City, Missouri (“we,” “us,” or “I”), collects, uses, and protects information submitted through joanndavishomes.com.

Joann Davis Homes operates a real estate referral service: we learn what you need, then connect you with a vetted agent in your destination market and receive a referral fee from that agent if and when a transaction closes. You are never charged a fee by us.

1. Information We Collect

Information you give us

When you submit the contact form on this site, we collect:

• Your name, email address, and phone number
• Whether you are active duty military, a veteran, or a civilian
• Whether you are buying, selling, or both
• Your target city or duty station, price range, and timeline
• Any message or notes you choose to include
• Whether you checked the box consenting to receive text messages

If you are a real estate agent submitting the agent referral form, we also collect your name, brokerage, email, phone, city, license number, and optional tax ID, along with the client information you enter and your typed signature.

Information collected automatically

This site does not use cookies, analytics, advertising pixels, or any visitor tracking. We do not use Google Analytics, Meta/Facebook pixels, or similar tools. We do not store anything in your browser. Our hosting provider records standard server logs (such as IP address and timestamp) for security and reliability purposes.

2. How We Use Your Information

• To contact you about the request you submitted, by phone, email, or text message
• To understand your needs and match you with an appropriate agent
• To prepare and document a referral agreement with that agent
• To prioritize and respond to inquiries. We use an automated system, including AI-assisted analysis, to summarize and rank incoming inquiries so that time-sensitive requests, such as PCS relocations, receive a faster response. This analysis assists a human; it does not make decisions about you on its own, and every inquiry is reviewed by a person.
• To comply with real estate licensing, brokerage, and recordkeeping obligations

3. Text Messaging (SMS) Program

We may send text messages only to individuals who have expressly opted in by checking the SMS consent box on our form. Consent is optional and is never a condition of receiving a referral or any other service from us.

• Program: Joann Davis Homes lead follow-up and agent-match updates
• Message types: Replies to your inquiry, agent-match updates, scheduling and follow-up questions related to your request
• Frequency: Varies with your situation; typically 2–6 messages per month
• Cost: Message and data rates may apply. We do not charge for messages; your mobile carrier may.
• Opt out: Reply STOP to any message at any time to stop all further messages. You will receive one confirmation message and then no others.
• Help: Reply HELP for assistance, or contact us using the details below.
• Carriers: Mobile carriers are not liable for delayed or undelivered messages. Delivery is not guaranteed on all carriers.

Opting out of text messages does not withdraw your request; we will still respond by phone or email unless you ask us not to contact you at all.

4. How We Share Information

We do not sell your personal information, and we do not share it with anyone for their own marketing purposes.

We share the information you submit only as needed to deliver the service you asked for:

• The receiving agent. To make the referral you requested, we share your name and contact details and the details of your request with the specific agent we match you to. This is the core purpose of the service and is not marketing sharing. If you would rather we not pass your information along, tell us and we will stop.
• Our broker of record. Referral agreements are documented with the Keller Williams Market Center broker, as required by real estate brokerage rules.
• Service providers who operate the site and our communications on our behalf, and who are permitted to use the information only to provide those services: our website and form host, our transactional email provider, our text messaging provider, and the AI provider used for the inquiry summarization described in Section 2.
• When legally required, such as in response to a lawful request, subpoena, or to protect legal rights and safety.

As stated above, your mobile number and your SMS opt-in status are excluded from any sharing for marketing or promotional purposes, and are never shared with third parties.

5. Your Choices and Rights

• Stop texts: Reply STOP to any message.
• Stop all contact: Email or call us and we will remove you from all follow-up.
• Access, correct, or delete: Contact us and we will provide, correct, or delete the information we hold about you, subject to records we are required to retain under real estate licensing and brokerage rules.

6. Data Retention and Security

We keep inquiry records for as long as needed to serve you and to satisfy brokerage and licensing recordkeeping requirements, and we delete or archive them after that. Information is transmitted over encrypted connections and stored with reputable providers. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

7. Children

This site is intended for adults. We do not knowingly collect information from anyone under 18. If you believe a minor has submitted information, contact us and we will delete it.

8. Changes to This Policy

If we update this policy, we will revise the effective date above. Material changes to how we use your mobile number or SMS consent will be communicated directly to anyone who has opted in.
